Built-up area vs Carpet Area

The measurement of a floor area for residential/commercial units are done under carpet area, built-up area &super built-up area. Ever wondered what these are? And confused about differences between carpet area vs built-up area vs super built-up area. Let me make it easy for you to understand.

Carpet area: Carpet area is the net usable floor area of a house i.e., excluding walls. In simple words it is the area where carpet can be laid in the house or the area that is accessed by you in your home.

Carpet area = Living + Bedroom + Kitchen + Toilets – Wall thickness.

Some developers consider balconies under carpet area. However, as per RERA, balconies to be excluded from carpet area.

Built-up area: Built up areas is the total area of the house or apartment including the walls. It is the area under the roof.

Built-up area = Carpet area + Wall thickness

Super built-up area: Super built-up area is the net total area of all the area (usable + corridors + open areas). In other words, super built up area includes staircase, elevator, shaft, common area etc.

Super built-up area = Built-up area + common areas

Super built-up area is also known as the saleable area, it is the measurement used by developers /builders to quote the asking rate for the property/unit.

 

For example, a 1000sft carpet area can be priced at Rs.4500/sft, which would value the unit at Rs.45,00,000/-. However, developers/builders choose to sale the area based on super built area which reduces the rate per square feet. For the above scenario, the super built area can be 1200 sft and the price/sft will reduce to Rs.3750/sft.

Note: Terrace is included in both built-up area and built-up area. However, lobby and garden are considered under only super built-up area.
